What changed this week in Treasure Valley new construction

This is a weekly buyer's briefing on Treasure Valley new construction: new CBH community openings, communities shifting from coming-soon to selling, price and incentive changes, and market trends worth knowing. Everything below is current as of October 8, 2026, drawn from CBH's own homepage, promotions, and community pages plus this week's market reporting, and any of it can flip again within days.

This week's headline moves: CBH's featured October offer is now the 'Life Upgrade' rate buydown with free appliances, Homefest's rate special runs through October 11, a brand-new community called Wagers Acres is being unveiled in Caldwell on October 15, and September closed with sales up in both Ada and Canyon counties while prices held steady. The full picture is below, city by city.

The October Life Upgrade is now the featured offer

CBH's promotions page has rotated to a new featured program for October: the 'Life Upgrade.' It pairs a rate buydown on FHA and VA loans with free appliances: 4.25% in year one, 5.25% in year two, and 6.25% for years three through 30 (APR 7.05%), plus a free refrigerator, washer, and dryer on move-in-ready homes across the Treasure Valley. To qualify, the contract date must fall between October 1 and October 31, 2026, and it cannot replace an existing agreement already in escrow.

The builder advertises monthly payments from the $1,400s under the offer, which makes the deal a payment story as much as a price story. Every set of terms carries eligibility rules, so the numbers on your exact contract, loan type, and closing date are what bind; a CBH sales specialist confirms the complete terms, and I read them on your side before you sign.

Homefest's final stretch: contracts by October 11

Homefest, billed as Idaho's biggest homebuying event of the year, runs through Sunday, October 11, ending at 11:59 p.m. The featured offer is a 4.25% interest rate (7.05% APR) with free appliances on qualifying contracts dated inside the event window, and CBH is also advertising a free gift for Homefest signups while supplies last, open to Idaho residents 18 and older.

This is the final week of the window. A contract signed by Sunday can still lock the rate package before it reverts to whatever the builder offers next, and that kind of deadline is what decides the monthly payment, not just the headline rate. The on-site sales representatives quote the offer; the contract you sign is where the terms actually bind.

Wagers Acres: a brand-new community unveiled in Caldwell

The newest name in the lineup is Wagers Acres in Caldwell. CBH's 'What's New' announcements are promoting a grand opening on Thursday, October 15, from 12:00 to 1:00 p.m., when the community is officially unveiled. Pricing, floor plans, and lot releases are still rolling out, so this is one to get on the early list for if Caldwell is on your short list.

The same week, CBH's 'On The Block' community tour events run Saturday, October 10, from 1:00 to 4:00 p.m. at two communities: Linrock in Meridian and Arrowrock Farms in Caldwell, with new-home tours and the CBH crew on site. Arrowrock Farms' grand opening is also on the builder's promotions page right now. Either event is a good same-day pairing: walk the models, meet the team, and see the lots that are actually open.

September's close-out: sales up, prices steady

The first month of fall closed with more volume in both counties. Per City of Trees Real Estate's September market report: Ada County's median sold price was $540,000, up 1.4% year over year, on 683 closed sales, up 23% from September 2025, with an average of 36 days on market and a 97.6% sale-to-list ratio. Canyon County's median was $400,000, up 1.8%, on 239 closings, up 8%, averaging 37 days on market with a 97.3% sale-to-list ratio. Prices edged higher in both counties as the market cooled into fall.

The first weekly market report to cross into October, from House of Palmer (Better Homes and Gardens Real Estate 43 Degrees North), showed a noticeable pickup: more new listings and more closed sales in both Ada and Canyon counties, with inventory building after the late-September lull. On the builder's side, CBH's own blog, updated October 1, reports the company has been selling a home about every four hours through September, its counter-point to the market-doubt narrative.

Status watch: Jameson is selling, Hill Road rolls a new phase

The cleanest status change this week is Jameson in Meridian. The community has moved from pre-sale into an active sell: its page now shows available homes with entry pricing from about $439,990. If you have been watching Jameson, this is the phase where an early model tour matters.

Up the road in Boise, Hill Road's earlier phases have sold through, and the community page now labels its next phase, built around a 2,700-square-foot plan, 'Homes Coming Soon,' which puts it on the register-early list. Centerville in Meridian stays in the coming-soon column at about $559,990, and Beaconwood in Eagle continues with available listings in the $819,990 range after its earlier grand opening. Arrowrock Farms in Caldwell is posting from about $419,990 as its grand opening rolls out. Builder labels lag the reality on the ground, so treat every status as a snapshot; the communities page keeps the running city-by-city picture, and I check the live pages weekly for buyers.

Why this week matters for your side of the deal

A featured offer that just rotated, an event window closing October 11, a brand-new community launching October 15, and a September that closed with sales up in both counties all point the same direction: timing, registration, and the fine print decide what you can buy and at what monthly payment. The person who reads the price sheet, the incentive terms, and the builder's contract on your side determines whether the deal reads like yours or the builder's. The sales representatives in every CBH community are good at what they do, but they work for the builder.

We're Paul Knighton, Principal Broker (Oregon) / Associate Broker (Idaho), and Michelle Wilson, Sales Associate, independent agents at MORE Realty, and we represent buyers only. Neither of us is employed by or affiliated with CBH Homes; we represent buyers. If anything in this briefing matches your list, including Wagers Acres or Arrowrock Farms, call (208) 369-7447 or send a message, and we will pull the current inventory, price sheet, and incentive picture before you make the drive. And if you have not registered with an agent yet, do it before your first model tour: that registration is what protects your representation on a new build.
