You are never required by law to use a real estate agent, but you should think hard about walking into a new-construction process without one. The builder's sales representative works for the builder, their contract favors the builder, and their incentives align with the builder's. An independent buyer's agent gives you a licensed professional whose duty runs only to you, at usually no cost to you.
What does it cost me to have you represent me?
In most new-construction transactions the builder pays the buyer's agent commission out of their marketing budget, which means strong representation often costs you nothing out of pocket. Every builder and every community can differ, so I confirm the terms in writing for your exact purchase before we tour a single model.
Can you really negotiate on a new-construction home?
Yes, and more than most buyers realize. Price incentives, closing cost contributions, lot premiums, upgrade packages, appliance allowances, and construction timing are all on the table to some degree. The builder's price sheet is the starting point, not the final word. I help you shape the whole package, not just the base price.
What's the difference between the builder's sales rep and my own agent?
The builder's on-site sales representative is a friendly, knowledgeable professional, but they represent the builder: their job is to sell the builder's homes at the builder's terms. Your buyer's agent has a fiduciary duty to you, the buyer. I compare CBH communities honestly, negotiate your side, read the contract with your interests first, and hold the builder accountable through closing.
Can I use an agent at every CBH community?
Yes. As an independent agent I represent buyers in every CBH community across the Treasure Valley, and I'm not limited to any one neighborhood, city, or builder. The important detail is registration: in most cases you need to be registered with your agent before your first unaccompanied visit or online signup, so call first.
What about 'coming soon' communities and waitlists?
Coming-soon communities like Centerville in Meridian and Deer Valley in Horseshoe Bend are neighborhoods where land, lots, and phases are still being prepared for sale. Buyers typically join a waitlist or hold a position, and homes in phase one release to buyers in priority order. I track expected timelines, lot releases, and price positioning for waitlisted buyers, and I make sure you understand exactly what you're committing to before you join anything.
How do inspections and warranties work on a new build?
New homes come with builder warranties, but you should never treat the warranty as a substitute for inspection. We schedule independent third-party inspections at the right milestones, and we do a full builder walkthrough together before closing, with a punch list of every item that needs fixing. Anything you catch before closing gets corrected on the builder's time and dime. The warranty then covers what it covers, on paper, which I help you read.
Do you work for CBH Homes?
No, and that independence is the entire point. Paul Knighton and Michelle Wilson are independent real estate agents; neither is employed by or affiliated with CBH Homes; both represent buyers. The model home you walk into will never be our office, and the sales rep you meet will never be on your side. That is why you bring someone who works for you.
How soon should I call you before looking at CBH homes?
Before your first visit to any model home or community website. Builders enforce strict registration windows, and an unaccompanied visit or online signup can cost you your ability to work with an agent later without forfeiting the builder-paid commission. Where do you work and how far will you go?
