Market action report
Treasure Valley Market Action Report
This page tracks the new-construction and resale market across the Treasure Valley, Ada and Canyon counties, refreshed monthly from the Intermountain MLS (IMLS) public market data and the Boise Regional REALTORS (BRR) monthly market report. The data date is named on the page: this edition covers September 2026.
Figures are verified against the source each month. Anything that cannot be verified is marked “could not be verified” rather than estimated.

Method note: every figure in the Ada County cards was verified against the cited source when this edition was published. Where a figure, including Canyon County’s current month numbers, could not be independently verified from a public source, it is marked “could not be verified” rather than estimated or carried forward from an older report.
For new-home buyers
What the numbers mean for new-home buyers
Ada County closed September with about 2.4 months of supply and 2,006 active listings, and homes sold in roughly 39 days on average. That is a balanced market, not a frenzy and not a freeze: buyers have real choices and real time to compare, while well-positioned homes still move at a steady clip.
The standout number is the new-construction share. More than half of Ada County’s active inventory in September was new construction. When builders carry that much standing inventory, the negotiation room is real, on price, incentives, and upgrades, and your agent can tell you exactly what is on the table in a given community this month.
Canyon County is part of the same valley, but the current county-level detail is harder to pin down: BRR’s recent Canyon County stat sheets sit behind a REALTOR member login, so this edition could not independently verify Canyon’s September figures from a public source. Where I cannot verify a number against the record, I say so rather than repeat an unverified figure. For buyers active in west-valley communities, ask Paul for the current Canyon County picture directly; he tracks it community by community all month.
The median sold price is only part of the picture. Ada’s $575,000 median mixes resale homes and brand-new plans across the whole county, and a specific community or floor plan can sit well above or below that county-wide number. What matters to you is the specific community and floor plan, and the honest comparison of the full package: price, incentives, lot, and timing. That is the part an independent buyer’s agent handles for you, and we do not work for CBH or any builder.

FAQ
Questions about the data, answered
What is the IMLS Market Action Report?
The Market Action Report on this page is a monthly snapshot of Treasure Valley housing activity across Ada and Canyon counties, built from Intermountain MLS (IMLS) public market statistics and Boise Regional REALTORS' (BRR) monthly county market reports. It is written from the buyer's side of the table: the public, recorded figures, reported plainly, with no builder or brokerage spin.
Where does this data come from?
The figures come from IMLS public market statistics (publicstats.intermountainmls.com) and BRR's monthly county market reports (boirealtors.com). Every figure on this page is verified against the source when the edition is published, and the source and data month are cited under each card. A few county stat sheets, including recent Canyon County editions, sit behind a REALTOR member login; when a figure is not in the public report, it is marked “could not be verified” rather than estimated.
How often is this page updated?
Monthly. BRR typically releases the prior month's county data in the middle of the following month, and this page is refreshed after each release. The page is maintained and updated by Halo.
Why do figures differ from what I see on listing sites?
Listing sites show live, unverified listings and algorithm-driven estimates that change by the hour. This report uses closed sales and month-end inventory as recorded through IMLS, which are final for the month but naturally trail the live feed by a few weeks. Medians also shift with geography and what is included: county-wide single-family figures differ from a single ZIP code, and from reports that mix in townhomes, condos, and land.
