What would a CBH new home cost per month?
Plug in a price, your down payment, and the other numbers and this calculator shows an honest monthly estimate in your browser, with nothing sent anywhere. Treat the result as a planning tool, not a quote: rates and taxes change, so ask lenders and the county for today's real numbers.

What does this monthly payment actually include?
The total is the sum of three monthly pieces: the principal and interest of a fixed-rate mortgage for the loan amount, one-twelfth of the annual property tax you entered, and one-twelfth of the annual homeowners insurance you entered. For a conventional loan with at least 20% down, that is close to your full monthly housing cost, and in most new-construction purchases the buyer's agent commission is paid by the builder rather than added to your payment.
What is not included?
HOA dues (most CBH communities have a homeowners association, so add the community's monthly HOA to this number), mortgage insurance for down payments under 20%, utilities, maintenance, furniture, and one-time closing costs. New construction also comes with upgrade decisions at the design center, and those change the final purchase price beyond the base price sheet.
Are these the current mortgage rates?
No. The rate you type in is just an input, and the 6.5% sample is a placeholder, not a claim about today's market. Rates move constantly and differ by lender, loan type, credit score, and down payment. The honest step is to ask lenders for current rates and compare a few quotes, which is exactly what the mortgage partner on this site helps with.
Mortgage questions, answered honestly
What does this monthly payment estimate include?
The estimate adds up four pieces: the principal and interest portion of a fixed-rate loan, the annual property tax divided by 12, and the annual homeowners insurance premium divided by 12. If you enter a down payment of 20% or more, that is the full typical monthly housing cost picture for the purchase price you entered.
What is not included in this estimate?
The estimate does not include HOA dues, mortgage insurance on down payments under 20%, utilities, maintenance, or closing costs. New CBH communities frequently have a homeowners association, so confirm the monthly HOA for the community you are considering and add it to this number.
Are these the current mortgage rates?
No. The interest rate box is just an input you control, with a sample value filled in so the calculator has something to show. Rates change constantly and vary by lender, loan type, and your credit and down payment, so ask lenders for current rates rather than trusting any number printed here.
Should I get pre-approved before I choose a CBH community?
Yes. A pre-approval tells you the price range you can actually act on, and it matters even more with a builder, because the best lots in a new phase often go to buyers who can move quickly. The lender page on this site explains the process and how to start.
Does using a buyer's agent cost me extra?
In most new-construction transactions the builder pays the buyer's agent commission out of their marketing budget, which usually means strong representation costs you nothing out of pocket. I confirm the exact terms in writing for your purchase before we tour a single model.
