Treasure Valley New Home Intel: As of October 29, 2026

This week's buyer's briefing leads with Locale in Southwest Boise flipping to selling now, with 12 move-in-ready homes on the board and prices starting around $424,990. It also carries the final two days of the Life Upgrade financing window before the October 31 deadline, a weekly market report showing Ada County sales and pending activity strengthening, and a HomeFest countdown that opens Friday, November 6. Everything below is current as of October 29, 2026.

A crisp late-October afternoon on a new-construction street in Southwest Boise, Idaho: craftsman and farmhouse homes with autumn porch decor, golden trees, the Boise Foothills in the distance, and a for-sale sign in front of a model home

Status note: the October Life Upgrade window has closed

This briefing was current as of October 29, 2026. The October Life Upgrade contract window it counted down has since closed (the deadline was Saturday, October 31), so that offer is now archived. The holiday promotion that replaced it, up to $50K in bonus savings tied to HomeFest, which opens Friday, November 6, is covered in the November 3 briefing, linked below.

What changed this week in Treasure Valley new construction

This is the October 29 edition of the weekly buyer's briefing on Treasure Valley new construction: new CBH community openings, communities shifting from coming-soon to selling, price and incentive changes, and market trends worth knowing. Everything below is current as of October 29, 2026 and drawn from the builder's own homepage, community pages, and promotion pages, the builder's October 27 new-home sales report, and this week's published market reporting. Any of it can change again within days.

This week's headline moves: CBH's Locale community in Southwest Boise now reads as selling, with 12 move-in-ready homes available and a fresh financing angle attached; the October Life Upgrade window closes this Saturday; and the newest Treasure Valley weekly market report shows Ada County sales and pending activity strengthening after a quiet stretch in mid-October.

Locale in Southwest Boise flips from coming soon to selling

The cleanest status change of the week is in Boise. CBH's Locale community, at the corner of South Cole Road and West Lake Hazel Road in ZIP 83709, has moved from coming-soon to selling now: the community page reads 'Move-In Ready Homes Available' with 12 homes on the builder's current count. The page lists prices starting at about $424,990 (roughly $1,929 per month estimated) under a 3.875% APR plus free appliances promotion, and the builder's own October 27 new-homes report shows ready-now Barnwood-neighborhood homes in the low $420,000 range.

The bigger picture is worth knowing too. Locale is part of the Syringa Valley plan, a roughly 600-acre mixed-use area in Southwest Boise planned for up to about 2,000 homes plus parks and commercial space, and the community's Locale Social House, with its pool, gym, golf simulator, and dog park, opened back in June. Home sizes on the builder's page run from about 1,460 to 2,636 square feet, and the community sits in the Boise School District. A release of finished homes is different from a ground-phase opening: the product already exists, so this is about comparing finished homes, price sheets, and incentive terms now, knowing the inventory can contract within days.

The Life Upgrade window closes Saturday

CBH's October Life Upgrade, the financing offer tied to a 2/1 temporary buydown plus free appliances, requires contracts dated between October 1 and October 31, 2026, which makes this the final two days to use it on a new contract. As published on the builder's page, it pairs a year-one rate around 4.25% on FHA and VA loans (APR around 7.05%) with a Whirlpool appliance package on move-in-ready homes, and in many cases it is only available through the builder's preferred lender.

The date is a calendar fact; whether the package wins for you is a math question. Have your own lender run the same purchase side by side before the weekend, and check how the payment steps up in years two and three. Either way, keep your own preapproval current, because communities like Locale are listing finished homes right now and a ready buyer can move fast.

The October 19-25 market report: Ada County firms back up

The newest Treasure Valley weekly market report, from House of Palmer covering October 19 through 25 and published October 28, shows Ada County posting stronger sales and stronger pending activity week over week, while Canyon County was quieter, with new listings down in both counties. After the prior week's report showed sales stepping back from a hot October start, this is a bounce-back on the Ada side, and the shape of the month is getting clearer: mid-October cooled, late October firmed.

Keep weekly snapshots in perspective. They swing, and one week does not set a trend; the October medians will not publish until November. What the firming in Ada County does is keep momentum behind new construction, and builders tend to stay aggressive with financing incentives like this month's Life Upgrade while contracts keep signing.

Rates, HomeFest, and the still-coming-soon map

On rates, the last published Freddie Mac Primary Mortgage Market Survey reading is 7.32% for the week ending October 22, the first weekly decline in nine weeks. This briefing went together before the October 29 survey reading was published, so the freshest published number any buyer can quote today is last week's 7.32%, and the buydowns builders attach to new contracts, rather than the headline rate alone, are doing much of the work on monthly payments right now.

HomeFest, CBH's holiday homebuying event, opens a week from Friday: November 6 through December 12, with week one at Southridge in Meridian and 15 furnished model homes across Southridge, Centerville (Meridian), Topaz Ranch West (Caldwell), and Jack's Place (Nampa). Fridays run 4 to 7 p.m. with holiday photos, live music, and giveaways, and the builder's October 23 post introduced the 12 Days of Giveaways tied to the event. On the status map, Stargazer in Star, Hill Road in the Boise foothills, and Callisto Heights in Boise still read as coming soon on their pages, so the next grand openings are likely still ahead.

Why this week matters for your side of the deal

Put the pieces together: a Southwest Boise community just flipped to selling with finished homes on the board, an incentive deadline lands Saturday, the weekly market report shows Ada County firming, and the biggest touring window of the year starts a week from Friday. Communities keep releasing inventory and price sheets anyway, and the buyers who win this stretch are the ones who are already pre-approved and registered, because on a new build, registration is what protects your representation.

We're Paul Knighton, Principal Broker (Oregon) / Associate Broker (Idaho), and Michelle Wilson, Sales Associate, independent agents at MORE Realty, and we represent buyers only. Neither of us is employed by or affiliated with CBH Homes; we represent buyers. In most cases the builder pays the buyer's agent commission, and registering before your first model tour is how your side gets represented. Call (208) 369-7447 or send a message, and we will pull the current inventory, price sheet, and incentive picture for Locale or any community before you make the drive.
