What changed this week in Treasure Valley new construction
This is a weekly buyer's briefing on Treasure Valley new construction: new CBH community openings, communities shifting from coming-soon to selling, price and incentive changes, and market trends worth knowing. Everything below is current as of October 6, 2026, drawn from CBH's current homepage, promotions, and community pages and this week's market reporting, and any of it can flip again within days.
This week's headline moves: CBH's Homefest event enters its final week and runs through October 11, with a 4.25% interest rate (7.05% APR) and free appliances on qualifying contracts, and CBH is now advertising a free gift for Homefest signups while supplies last. The fall offer still stacks up to $30,000 'Your Way' plus appliances, now advertised with payments from the $1,400s per month. CBH's homepage, updated October 1, shows about 54 communities with city-by-city starting points that include Boise from around $419,995, Caldwell from around $335,995, Eagle from around $442,995, and Emmett from around $378,995. And August closed as Ada County's strongest August for home sales in six years.
Homefest enters its final week: the October 11 deadline
Homefest, billed as Idaho's biggest homebuying event of the year, runs through October 11, 2026. The featured offer is a 4.25% interest rate (7.05% APR) with free appliances on qualifying contracts dated inside the window, and CBH is also advertising a free gift for Homefest signups while supplies last, with no purchase necessary, open to Idaho residents 18 and older. A qualifying contract signed this week can still land inside the event, and a CBH Sales Specialist confirms the complete terms on your exact contract.
This is the last full week of the window. After October 11 the rate and appliance package revert to whatever the builder offers next, which is exactly the kind of deadline that decides monthly payment, not just the headline rate. The on-site sales representatives can quote the offer, but the fine print on the contract you sign is where the terms actually bind.
The fall offer still stacks: up to $30,000 'Your Way' plus appliances
Alongside Homefest, CBH's promotions page continues to feature 'Say Yes to $30K Your Way + Appliances': up to $30,000 applied toward closing costs, a rate buydown, or build extras, plus free appliances on qualifying contracts. CBH now advertises the offer with payments from the $1,400s per month, which frames the deal as a monthly-payment story as much as a sticker-price one.
The builder's Trade Up Rental Program is also still in the picture, potentially waiving a lease-break fee (up to roughly $4,000) for buyers who rent while their new home is under construction. Every offer carries its own terms and eligibility, so I verify the fine print on the contract you actually sign rather than the headline.
The current lineup, city by city
CBH's homepage, updated October 1, shows about 54 communities across the Treasure Valley and beyond. The city-by-city entry points: Boise with 3 communities from around $419,995, Caldwell with 10 from around $335,995, Eagle with 2 from around $442,995, and Emmett from around $378,995. Those starting numbers move as homes go under contract, so treat them as snapshots, not promises.
The ready-to-shop list across the valley is broad and steady: Meridian, Star, Kuna, Nampa, Caldwell, Middleton, New Plymouth, Mountain Home, Jerome, and Horseshoe Bend all have CBH communities listing homes right now, from Springhill and Dakota Creek in Meridian to Canvasback and Trapper Ridge in Star, Arroyo Vista and Madrone Heights in Kuna, Seven Maples Ranch in Nampa, Waverly Park in Middleton, Blue Yonder in Mountain Home, Clover Creek in Jerome, and Deer Valley in Horseshoe Bend. The communities page keeps the full city-by-city picture.
The pre-sale pattern continues too. CBH's pages still carry coming-soon labels on several communities while also listing early-phase homes: Centerville in Meridian (from $559,990), Jameson in Meridian, Beaconwood in Eagle (from $819,990), Hill Road in Boise, The Hamptons in New Plymouth (from $365,990), Liberty Springs in Caldwell, new phases at Guches Place in Caldwell, and Middlebury Ranch and Fenway in Nampa. Labels lag openings, so a status you read last week can look different today; the communities page keeps the running picture, and I check the live pages weekly for buyers.
August's numbers: the strongest August in six years
The freshest market reporting is August's close-out. Ada County logged its highest August home sales in six years, and valley-wide August closings hit 1,440, up 11.4% year over year. The median sale price ran $544,990, up 6.9% year over year, and median days on market came in around 16, down 30% from a year earlier. Luxury sales above $1 million reached 162 for the month, up 43.4% year over year.
New construction is carrying a large share of that volume: new homes have made up roughly 43% of 2026 sales so far, with Ada County's new-home average near $669,000 (up about 1% year over year, with closings up 20% through mid-year) and Canyon County's near $501,000 (up about 2%), per mid-year market reporting. The weekly pulse for September 21-27 showed the usual fall shift, with fewer new listings across Ada and Canyon counties, which last week's briefing flagged.
The pipeline: what is still working its way through
The longer-term supply story keeps pointing the same direction. Murio Farms, the roughly 380-acre south Boise site annexed and approved in late 2025 with about 3,500 homes planned, is not yet under construction, so it stays a years-out story. Meridian's Ten Mile and Victory Road corner, about 142 acres in pre-application since October 2025, is still working through the city process. Meanwhile the District at Ten Mile, the roughly 200-acre mixed-use project at I-84 and North Ten Mile Road, broke ground in May and is under construction.
Why this week matters for your side of the deal
A promotion window that closes in five days, a starting-price lineup that now spans roughly 54 communities, and an August that set a six-year sales record all point the same direction: timing and registration decide what you can buy and at what monthly payment. The person who reads the price book, the incentive sheet, and the builder's contract on your side determines whether the deal reads like yours or the builder's. The on-site sales representatives are good at what they do, but they work for the builder.
We're Paul Knighton, Principal Broker (Oregon) / Associate Broker (Idaho), and Michelle Wilson, Sales Associate, independent agents at MORE Realty, and we represent buyers only. Neither of us is employed by or affiliated with CBH Homes; we represent buyers. If anything in this briefing matches your list, call us at (208) 369-7447 or send a message, and we will pull the current inventory, price sheet, and incentive picture for the community you want before you make the drive. And if you have not registered with an agent yet, do it before your first model tour: that registration is what protects your representation on a new build.
