What changed this week in Treasure Valley new construction
This is a weekly buyer's briefing on Treasure Valley new construction: new CBH community openings, communities shifting from coming-soon to selling, price and incentive changes, and market trends worth knowing. Everything below is current as of October 3, 2026, drawn from CBH's current community and promotions pages, city public-hearing notices, and this week's market reporting, and any of it can flip again within days.
This week's headline moves: CBH's Homefest event is still running through October 11, and the builder's fall offer has expanded to include up to $30,000 'Your Way' plus free appliances; Arrowrock Farms in Caldwell is CBH's newest grand opening, with homes listed from around $419,990; Deer Valley in Horseshoe Bend has flipped from the coming-soon watchlist to listing homes; and Nampa's fall permit pipeline includes a 312-unit multifamily proposal and a 46-lot subdivision moving through public hearings.
The promotion picture: Homefest is still running, and the fall offer is stacking up
The September Life Upgrade promotion closed September 30, as flagged in last week's briefing. Its replacement, Homefest, is billed as Idaho's biggest homebuying event of the year and remains active through October 11, 2026: a 4.25% interest rate (7.05% APR) with free appliances on qualifying contracts dated in the window. A qualifying contract signed in the first week of October can still land inside it, and a CBH Sales Specialist confirms the complete terms on your exact contract.
Alongside Homefest, CBH's promotions page is now featuring 'Say Yes to $30K Your Way + Appliances': up to $30,000 applied toward closing costs, a rate buydown, or build extras, plus free appliances, on qualifying contracts. The builder has also highlighted its Trade Up Rental Program, which can waive a lease-break fee (up to roughly $4,000) for buyers who rent while their new home is under construction. Every offer carries its own terms and eligibility, so I verify the fine print on the contract you actually sign rather than the headline.
Arrowrock Farms: CBH's newest Caldwell opening
The headline opening this week is Arrowrock Farms in Caldwell, CBH's newest grand opening on the west side of the valley. CBH's community page lists homes from around $419,990, which puts it among the more accessible entry points in the currently opening lineup. Caldwell has been the value end of the Treasure Valley for years, and the queue of coming-soon names building there, Liberty Springs, Traverse Creek, and Prairie Creek among them, tells you where the next wave of supply is headed.
Grand openings tend to move fast: the builder sells to its own registration list first, and the strongest lot and incentive combinations surface in the opening release. If Caldwell is on your short list, that registration timing is the reason to act before the first open house rather than after it.
Status moves: what flipped since last week
Deer Valley in Horseshoe Bend spent most of the year as a coming-soon name, and CBH's page now lists about 13 homes there from around $314,990, one of the lowest entry points in the current lineup. If you asked about Horseshoe Bend earlier this year, that is the moment a watchlist becomes real inventory.
The other notable pattern this week is a labeling one. CBH's pages now tag several communities as coming soon while also listing available homes in early phases: Beaconwood in Eagle (from $819,990), Centerville in Meridian (from $559,990), Jameson in Meridian, Clover Creek in Jerome, Fountain Park in Eagle (33 move-in-ready homes from $482,990), and Waverly Park in Middleton (about 18 homes from $426,990). That pre-sale overlap is normal for a builder opening phases, but it is exactly why a status you read last week can look different today. The communities page keeps the running city-by-city picture, and I check the live pages weekly for buyers.
What's selling now across the valley
Beyond the pre-sale names, the ready-to-shop list is broad. In Meridian, Springhill lists about 27 homes from around $564,990 and Dakota Creek about 27 homes from $404,995, with Linrock also selling. In Star, Canvasback, Fallbrook, and Trapper Ridge are all on the selling list. Kuna's Arroyo Vista and Madrone Heights are selling, Nampa's Seven Maples Ranch and Wagers Dairy are selling, and Valencia Village in Caldwell continues from around $355,990.
Every one of those numbers changes daily as homes go under contract. Treat them as snapshots, not promises, and let me pull the live inventory for the community you care about before you make the drive.
Permits and planning: what's moving through the pipeline
The permit and planning calendar this week is mostly about what is coming next. In Nampa, the city's public-hearing docket included a proposal for 312 residential units across 12 multifamily buildings plus a clubhouse at 17245 and 17187 N. Can Ada Road (public hearing September 21), and a preliminary plat for the Emberwood Subdivision at 5712 Homedale Road with 46 single-family lots and 12 common lots (public hearing September 15). Both are hearings, not final approvals, so watch the city's page for outcomes.
In Boise, the city celebrated the September 30 opening of New Path II, a $5.5 million, 95-unit permanent supportive housing expansion off Fairview Avenue, and Garden City's council heard public testimony October 1 on a draft plan for about 34 acres of vacant land along the Boise River, the former ACHD headquarters area, that could guide mixed-use development. Treasure Valley Habitat for Humanity and the West Ada School District announced a September 25 partnership pairing student construction training with affordable housing, and on October 2 the U.S. Treasury approved Idaho's Opportunity Zone 2.0 nominations, which includes 25 low-income census tracts the state says will help attract private investment in housing. Larger master plans already in the news, like Basque Ranch in North Meridian and The Fields on the Nampa-Meridian border, keep the long-term supply story pointed the same direction.
Market trends worth knowing this week
The valley's weekly numbers are settling into a normal fall pattern. For the week of September 21-27, local market reporting showed fewer new listings across Ada and Canyon counties as buyer activity shifted into the typical fall rhythm. The longer view is unchanged: Boise ranks No. 3 among the nation's 100 largest metros for new-construction activity, and new homes have been priced roughly 4.5% below resale, which keeps the incentive story, not the sticker story, doing the work.
For buyers, the pattern is the same one that has carried all year: builders hold prices and compete on rate buydowns, closing-cost credits, and appliance packages. The posted starting price is a conversation starter, and the terms on your contract determine the monthly payment.
Why this week matters for your side of the deal
A promotion window that closes October 11, a grand opening in Caldwell, a Horseshoe Bend community flipping to selling, and a permit pipeline full of future supply all point the same direction: timing and registration decide what you can buy and at what monthly payment. The person who reads the price book, the incentive sheet, and the builder's contract on your side determines whether that deal reads like yours or the builder's. The on-site sales representatives are good at what they do, but they work for the builder.
