What changed this week in Treasure Valley new construction

This is a weekly buyer's briefing on Treasure Valley new construction: new CBH community openings, communities shifting from coming-soon to selling, price and incentive changes, and market trends worth knowing. Everything below is current as of October 1, 2026, drawn from CBH's current community and promotions pages and this week's market reporting, and any of it can flip again within days.

This week's headline moves: CBH's new fall event, Homefest, is running now with a 4.25% rate and free appliances through October 11; Madrone Heights in Kuna and Valencia Village in Caldwell are both selling with entry price points in the $300s; and Ada County's weekly numbers are holding flat into October with the valley still running one of the nation's strongest new-construction markets.

CBH Homefest: the promotion running now

The September Life Upgrade promotion closed September 30, and CBH has already replaced it with Homefest, billed as Idaho's biggest homebuying event of the year. The offer pairs a 4.25% interest rate (7.05% APR) with free appliances, and it is active from September 21 through October 11, 2026, so a qualifying contract dated in the first third of October can still land in the promotion window. Terms and eligibility are set by CBH Homes, and a CBH Sales Specialist confirms the complete details on your exact contract.

For context, Idaho 30-year fixed mortgage rates sat near 6.87% in the August snapshot, and rate-buydown offers across the valley have run in the low-to-mid 6s for much of 2026, so a headline 4.25% rate is a real difference on the monthly payment. The monthly math still depends on the buydown structure, the lot, and the floor plan, which is exactly what I will walk through with you before you commit.

From coming soon to selling: this week's status moves

Two communities on buyer watchlists are now selling, per CBH's current pages. Madrone Heights in Kuna lists homes from around $399,990, one of the lower entry points among the valley's currently selling communities. Valencia Village in Caldwell lists from around $355,990, putting a brand-new home in the west valley within reach of buyers watching that price band. Both sit in parts of the valley where new construction has been thin, which is why the moves matter.

Whisper Meadows, which CBH's pages list under Meridian in the South Ada growth corridor, has also traded its coming-soon tag for move-in-ready marketing after spending much of the year on the watchlist. Availability changes as lots sell and phases release, so treat every number and status as a snapshot, not a promise. The communities page keeps the running city-by-city picture of what is selling now versus coming soon, and I represent buyers in whichever community makes sense for you, regardless of which side of the county line it sits on.

The fall price and inventory picture

Ada County's weekly numbers are holding remarkably flat into October. For the week of September 21-27, the median listing price was about $579,950 and the median sold price about $560,000, down 1%, with roughly 2,279 active listings, 212 pending sales (up 10% week over week), and about 2.2 months of inventory, per this week's market reporting. New construction remains the valley's driver: Boise ranks No. 3 among the nation's 100 largest metros for new-construction activity, and new homes have been priced about 4.5% below resale.

The longer view leans the same way. Ada County new-home closings were up about 20% year to date through July, at roughly 2,068 units, with the average new-home price up about 1% to around $669,022 and new-home inventory down 13%, per recent local market analysis. August's overall Ada County picture showed sales up about 15% year over year with roughly 37 average days on market. Builders are mostly holding prices and competing on incentives, which is why the rate and appliance offers keep carrying the story.

Still on the watchlist

Not every CBH neighborhood has flipped. As of this week's check of the builder's pages, Callisto Heights in Boise and Deer Valley in Horseshoe Bend still read as coming soon, and the same caveat applies in reverse: a community selling today can sell through its remaining lots within weeks and move to a waitlist.

The honest rule stays the same: never assume a status you read a month ago still holds. These pages change constantly, which is exactly what a buyer's agent tracks for you every week.

Why this week matters for your side of the deal

A promotion window that closes October 11, entry-price availability in Kuna and Caldwell, and a valley where builders hold price and compete on incentives all point the same direction: the terms on your contract matter more than the headline rate. The person who reads the price book, the incentive sheet, and the builder's contract on your side determines whether that deal reads like yours or the builder's. The on-site sales representatives are good at what they do, but they work for the builder.
