Everything below is current as of September 24, 2026, drawn from CBH's current community pages and recent market reporting, and any of it can flip again within days.
This week's headline moves: CBH's September 'Life Upgrade' promotion is the buyer story of the month, with a year-one rate as low as 3.875% on contracts dated through September 30; the builder reports selling a home every four hours with more than 500 move-in-ready homes across the valley; and Ada and Canyon County median prices are holding roughly flat into fall.
The September promotion buyers keep asking about
CBH's Life Upgrade promotion (qualifying contracts dated September 1 through September 30, 2026) pairs a temporary buydown with appliances: a mortgage rate as low as 3.875% in year one, with a 6.67% APR, through a 2/1 buydown of 3.875% in year one, 4.875% in year two, and 5.875% from year three on. It adds a free refrigerator, washer, and dryer and up to $30,000 'Your Way' toward the build. For context, Idaho 30-year fixed mortgage rates have been hovering around 6.98% to 7.00% this month on rate trackers, so a year-one rate near 3.875% is a real difference on the first two years of payments. Inventory: a home selling every four hours
CBH announced on September 22 that it is selling a home every four hours, with more than 500 move-in-ready homes available across Boise, Meridian, Star, Kuna, Nampa, Caldwell, and surrounding communities. For buyers that means real pick-of-the-lot inventory right now, and also real competition on the best homes, which is exactly why having your own agent registered before you tour matters.
Community by community, CBH's current pages show Centerville in Meridian with about 10 homes available from $559,990 and Waverly Park in Middleton with about 18 homes from $426,990. Both numbers change daily as homes go under contract, so treat them as snapshots, not promises.
Status moves and the coming-soon watchlist
Jack's Place in South Nampa now lists on CBH's page from $559,990, another ready-to-shop name in the valley's largest builder lineup. The bigger story is the queue building around it: as of this writing, CBH's own pages still tag Middlebury Ranch in Nampa, Chestnut Heights and Wagers Acres in Caldwell, Stargazer in Star, and Callisto Heights in Boise as coming soon.
None of those tags is permanent. The line between coming soon and selling now moves within weeks, and when a community flips, the builder sells to its own registration list first. That is exactly the kind of status I check weekly for buyers, so never assume a page you read last month still holds.
Market trends worth knowing this week
Ada County's median sold price came in around $577,500 for the week of September 14-20, roughly flat against June's $582,000, while Canyon County ran about $436,000 to $444,500 with Nampa near $430,000, per recent local market reporting. Supply stays tight at roughly 2.1 to 2.3 months of inventory in Ada County, and Boise's median days on market has been around eight days.
New construction keeps carrying the valley: new builds made up about 43% of Treasure Valley home sales in the first four months of 2026, and Boise ranks No. 3 among the nation's 100 largest metros for new-construction activity, according to a Realtor.com analysis. With 30-year rates near 7%, the pattern is incentives rather than sticker cuts, and the September promotion is the strongest version of that this year.
