Treasure Valley New Home Intel: As of October 22, 2026
This week's buyer's briefing leads with On the Block landing at Arrowrock Farms in Caldwell this Saturday, October 24 (paired with Linrock in Meridian), and with a label worth knowing about: the builder's own Arrowrock Farms page still carries the 'coming soon!' banner while the same page lists homes you can shop today. It also carries September's market numbers, a note that 30-year mortgage rates spent all of October above 7%, and a reminder that the Life Upgrade contract window closes at the end of the month.

What changed this week in Treasure Valley new construction
This is the October 22 edition of the weekly buyer's briefing on Treasure Valley new construction: new CBH community openings, communities shifting from coming-soon to selling, price and incentive changes, and market trends worth knowing. Everything below is current as of October 22, 2026 and drawn from CBH's own homepage, community pages, and promotion pages plus this month's market reporting, and any of it can change again within days.
This week's headline moves: On the Block, CBH's Saturday open-house circuit, tours Arrowrock Farms in Caldwell this week paired with Linrock in Meridian, and Arrowrock Farms itself is a case study in why the builder's labels lag reality, carrying a coming-soon banner on its own page while homes there are listed and shoppable now. The bigger market picture comes from September, the freshest full-month data: Canyon County prices rose about 5% year over year and still run roughly 25% below Ada County, while 30-year mortgage rates spent October at a three-year high.
This Saturday: On the Block tours Arrowrock Farms and Linrock
CBH's homepage What's New section names Arrowrock Farms in Caldwell (ZIP 83607) as this week's On the Block host, paired with Linrock in Meridian, on Saturday, October 24 from 1 to 4 PM. The open-house block parties pair furnished, walkable model homes with free food trucks and the CBH crew on site, and the builder posts each week's rotating lineup at cbhhomes.com/on-the-block/, so confirm before you drive. This is the last On the Block Saturday before HomeFest, the builder's holiday model-home event, opens Friday, November 6, which makes this weekend the calm before the busiest touring window of the year.
One buyer's-side note before you go: the people running the event work for the builder, and the first visit is the one that decides representation. In most cases the builder pays the buyer's agent commission, so registering with your own agent before your first tour costs you nothing and protects your side of the deal. Call (208) 369-7447 before you head out and we will line up a walkthrough of Arrowrock Farms or any community on your list.
When a banner lies: 'coming soon' with a shopping cart open
Here is the genuinely useful nugget of the week. The builder's own Arrowrock Farms community page still carries a 'Coming soon!' banner, yet the same page and its listing widgets show homes you can shop today: more than a dozen homes showed on the builder's site this week, with floor plans from about 1,400 to 2,300 square feet and pricing starting around $419,990 on CBH's page. Third-party portals, including Zillow, have already relabeled the community as selling. The banner is simply older than the inventory.
That split is exactly the kind of thing that costs buyers weeks on a builder's site: a community can carry coming-soon branding while homes are actually released, or the reverse, where a page still says selling while the last lots are gone. Contrast Arrowrock Farms with Chestnut Heights, also in Caldwell, where the builder's page still genuinely reads 'Homes Coming Soon!' in its most recent update (late September) with no homes released yet. Labels are a starting point, never a verdict. In any community you like, ask for the current price sheet, lot list, and release calendar, and we will pull them before you make the drive.
September's numbers, October's rates
Full-October market counts will not publish until November, so September is the freshest complete month. Per Intermountain MLS data summarized by WeKnowBoise, Ada County's September median sold price was about $575,000, up 3.6% year over year, while Canyon County's came in near $443,500, up 5.1%, the strongest year-over-year pace among the valley's counties and still roughly 25% below Ada. Build Idaho's own IMLS-based tally points the same direction: about 958 Ada sales at a $555,000 median and 437 Canyon sales at $439,000, with Canyon posting the bigger price gain. New construction remains the valley's headline story, Boise ranked No. 3 nationally for new construction among the 100 largest metros in this year's Realtor.com analysis, and valleywide new-construction closed sales ran about 10 to 13% higher than a year ago with roughly 190 active new-build communities on a 2.3-month supply per Boise Regional REALTORS reporting cited this month.
The rate side pressed the other way. Freddie Mac's weekly survey put the 30-year fixed at 7.28% in its October 1 reading, the highest since October 2023, and mid-month Idaho quotes drifted from the high 7.2s to the mid 7.6s depending on the lender. Demand held anyway, September sales rose year over year in both counties. That is the context that makes October's builder incentives matter: CBH's Life Upgrade offer, a 2/1 temporary buydown with a year-one rate around 4.25% plus a free Whirlpool appliance package, still requires contracts dated between October 1 and 31, and is typically only available through the builder's preferred lender. Have your own lender and theirs both run the numbers before you sign, the deal is only good if the total works for you.
Why this week matters for your side of the deal
Put the pieces together and the next ten days are the calendar hinge of the season: one clear open-house Saturday before HomeFest, one full week left in October's rate-and-appliance window, and a seasonal slowdown in fresh listings as the market turns toward winter. Communities keep releasing lots and pricing sheets anyway, so the buyers who win this stretch are the ones who were already pre-approved and registered. If Arrowrock Farms, Linrock, or any Caldwell or Meridian community is on your shortlist, this is a good week to see it with current numbers in hand.
