What changed this week in Treasure Valley new construction

This is a weekly buyer's briefing on Treasure Valley new construction: new CBH community openings, communities shifting from coming-soon to selling, price and incentive changes, and market trends worth knowing. Everything below is current as of October 20, 2026, drawn from CBH's own homepage, HomeFest page, and community pages plus this week's news reporting, and any of it can flip again within days.

This week's headline moves: CBH published the full HomeFest lineup, naming all four host communities for the first time (Southridge and Centerville in Meridian, Topaz Ranch West in Caldwell, and Jack's Place in Nampa), the builder's homepage now counts 57 communities across the Treasure Valley, and the market-growth story keeps pointing east toward Micron while Canyon County remains the affordability entry point. The full picture is below.

HomeFest lineup is public: four communities, 15 decorated models

When CBH announced HomeFest on October 13 (running November 6 through December 12, Fridays and Saturdays), it had not named the four host communities. That changed this week: the HomeFest page and the homepage's What's New section now show the full lineup. Week one opens Friday, November 6 at Southridge in Meridian, with Centerville in Meridian, Topaz Ranch West in Caldwell, and Jack's Place in Nampa rounding out the four. The event features 15 fully furnished, festively decorated model homes, with free holiday photo sessions, live entertainment, food trucks, and giveaways on each Friday and Saturday of the window.

The HomeFest page lists the decorated models by address and floor plan, including the Owyhee 1597 and Eliot 2318 at Southridge and the Whitebark 2870 at Jack's Place. For buyers this is a genuinely useful low-pressure window: you can walk furnished models at four communities, compare floor plans and finishes side by side, and ask questions before the holidays. One buyer's-side note: register with your own agent before your first tour, because that registration is what protects your representation. The builder's sales teams in every community are good at what they do, but they represent the seller's side.

The builder's homepage now counts 57 communities

CBH's homepage currently states 57 communities throughout the Treasure Valley, and its Explore Communities entry points advertise Boise from about $419,995 across 3 communities, Caldwell from about $328,995 across 11, and Eagle from about $442,995 across 2. Those are present-tense advertising starting points as of this week's homepage, and they shift as new phases open and lots sell through, so treat the advertised number as the floor, not the final price.

Behind those entry prices are the communities themselves, and that is where the real picture lives: what is selling right now, what moved from coming soon to selling in recent weeks (Wagers Acres in Caldwell is the freshest example), and what is still in the pipeline. The statuses on the communities page are a snapshot, not a promise. Ask about the current lot, price sheet, and incentive terms in any community before you make the drive.

Where the valley is heading: eastward growth and the Canyon County gap

The bigger-picture trend this week is direction: growth is increasingly planning eastward. BoiseDev's October 9 reporting tallies proposals for more than 10,000 homes east of Boise, from CBH's Radiance master plan near Micron in Ada County (about 1,200 acres and 6,800-plus homes at full build-out) to new master-planned communities in Elmore County and the Peregrine project in Ada. All of it is on paper: these are proposed plans in pre-application and outreach stages, none of it is selling yet, and nothing in those projects is buyable today. What the plans signal is where the valley's next chapters are being aimed, with Micron's expansion as the engine.

Idaho Business Review's October 9 report calls the Treasure Valley a continuing financial hot spot driven by Micron's expansion, strong wage growth (3.5% locally per the report), and rising housing demand, particularly in Canyon County, where home prices run about 25% below Ada County. Sales volume rose year over year in both counties, according to the report. For buyers that gap is practical, not just statistical: it is why Caldwell, Nampa, and Kuna communities keep showing up in value conversations, and why an agent who works both counties matters when you compare where your budget goes farthest.

Why this week matters for your side of the deal

A confirmed HomeFest lineup with week one two and a half weeks out, a homepage count of 57 communities, and a growth story anchored to Micron all point the same direction: the new-home calendar for the rest of 2026 is filling in, and timing and registration decide what you can see and what you can lock in. The October Life Upgrade rate offer (contracts dated October 1 through 31) is also still on the board as of this writing, so there is a short window left on this month's terms. The person who reads the price sheet, the incentive fine print, and the builder's contract on your side determines whether the deal reads like yours or the builder's.
