What changed this week in Treasure Valley new construction
This is a weekly buyer's briefing on Treasure Valley new construction: new CBH community openings, communities shifting from coming-soon to selling, price and incentive changes, and market trends worth knowing. Everything below is current as of October 15, 2026, drawn from CBH's own homepage, promotions, and community pages plus this week's market reporting, and any of it can flip again within days.
This week's headline moves: CBH announced HomeFest, its holiday homebuying event running November 6 through December 12; Wagers Acres in Caldwell celebrates its grand opening today, moving from coming soon to selling; the October 5-11 market report shows sales stepping back from a hot October start while inventory keeps building; and the Life Upgrade offer keeps running through October 31. The full picture is below.
CBH HomeFest: the new headline on the calendar
On October 13, CBH announced HomeFest, billed as Idaho's biggest homebuying event of the year and the reimagined evolution of its Festival of Homes tradition. It runs November 6 through December 12 with 15 fully furnished, festively decorated model homes across four Treasure Valley communities, with free holiday photo sessions (reservable on the builder's site), live entertainment, local food trucks, and giveaways. The builder has not published the four community names in the announcement so far, so the participating lineup is still to be confirmed.
Do not confuse it with the rate-window event that just closed: the September 21 through October 11 Homefest promotion ended at 11:59 p.m. on October 11, and HomeFest is a separate, holiday-season program with its own dates. It is a strong low-pressure window to tour furnished models, try floor plans on for size, and ask questions before the holidays, and it is exactly the kind of event worth walking with a buyer's checklist in hand.
Wagers Acres opens today in Caldwell
The cleanest status change of the week is Wagers Acres in Caldwell, which officially moves from coming soon to selling today. The grand opening and ribbon cutting is Thursday, October 15, from 12:00 to 1:00 p.m., and the community page now shows move-in-ready homes. The page advertises an up to $30,000 'Your Way' incentive plus a free refrigerator, washer, and dryer, and CBH's site-wide advertising currently lists Caldwell homes from about $328,995, with Wagers Acres the newest name in that lineup.
Early phases carry the best lot selection, and a grand-opening week is the moment to see the models, walk the open lots, and talk through floor plans while the community is still fresh. The builder's sales representatives on site are the seller's side of the table; my side is checking the price sheet and incentive terms against your budget so the deal reads like yours.
The October 5-11 market report: sales slow, inventory builds
The newest weekly market report, from House of Palmer covering October 5 through 11 and published October 14, shows Ada County with 277 new listings (down 10% from the prior week), 189 homes sold (down 28%), an average listing price of $748,131 (down 8%), an average sold price of $636,360 (down 6%), and a median listing price of $574,990 (essentially unchanged). The report notes home sales slowed while active listings increased in both Ada and Canyon Counties, with pending activity declining in both.
That is a visible step back from the previous week, when the same source reported Ada County new listings up 20% and sales up 29%, so the October start was hot and the next week cooled. Weekly snapshots swing, and one week does not set a trend: what it does is keep the incentive pressure on, because when resale activity eases, builders lean harder on rate buydowns like this month's Life Upgrade to keep new contracts signing.
The Life Upgrade keeps running through October 31
CBH's promotions page still leads with the October Life Upgrade: a rate buydown on FHA and VA loans at 4.25% in year one, 5.25% in year two, and 6.25% for years three through 30 (APR 7.05%), with a free Whirlpool appliance package on move-in-ready homes. Contracts must be dated between October 1 and October 31, 2026, and the offer cannot replace an agreement already in escrow.
Every set of terms carries eligibility rules, so the numbers on your exact contract, loan type, and closing date are what bind. A CBH sales specialist confirms the complete terms, and I read them on your side before you sign, comparing the advertised offer against the written contract.
Why this week matters for your side of the deal
A holiday showcase announced for November, a grand opening today in Caldwell, a market week that cooled after a hot start, and a rate offer that runs through October 31 all point the same direction: timing, registration, and the fine print decide what you can buy and at what monthly payment. The person who reads the price sheet, the incentive terms, and the builder's contract on your side determines whether the deal reads like yours or the builder's. The sales representatives in every CBH community are good at what they do, but they work for the builder.

Neither of us is employed by or affiliated with CBH Homes; we represent buyers. If anything in this briefing matches your list, including Wagers Acres, call (208) 369-7447 or send a message, and we will pull the current inventory, price sheet, and incentive picture before you make the drive. And if you have not registered with an agent yet, do it before your first model tour: that registration is what protects your representation on a new build.
