Treasure Valley New Home Intel: As of November 5, 2026

This week's buyer's briefing leads with the third straight weekly decline in 30-year mortgage rates, to 7.18%, in the survey published today, and with CBH HomeFest officially opening tomorrow, November 6, across 15 model homes in four communities. It also carries the newest weekly market report, covering October 26 through November 1, which closed out October with Ada County new listings up 11% and a major uptick on the Canyon County side, plus a fresh snapshot of what is selling now versus still coming soon. Everything below is current as of November 5, 2026.

What changed this week in Treasure Valley new construction

This is the November 5 edition of the weekly buyer's briefing on Treasure Valley new construction: new CBH community openings, communities shifting from coming-soon to selling, price and incentive changes, and market trends worth knowing. Everything below is current as of November 5, 2026 and drawn from the builder's homepage, community pages, promotions, and HomeFest materials, Freddie Mac's Primary Mortgage Market Survey published this morning, and the newest weekly market report from House of Palmer, published November 3. Any of it can change again within days.

This week's headline moves: 30-year mortgage rates posted a third straight weekly decline, to 7.18%, in the survey released today; CBH's HomeFest holiday homebuying event officially opens tomorrow, November 6, across 15 model homes in four communities; and the newest weekly market report closed out October with Ada County new listings up 11% and a major uptick on the Canyon County side.

Rates: a third straight weekly decline, to 7.18%

Freddie Mac's Primary Mortgage Market Survey, published Thursday, November 5, put the 30-year fixed-rate mortgage at 7.18% for the week ending November 5, 2026, down from 7.24% the prior week and 7.32% two weeks ago. That is three consecutive weekly declines, and the builder's own framing plus the Freddie Mac release both treat this as a genuine turn after the earlier run of nine straight weekly increases.

Keep the headline number in perspective, because the payment math does the real work. Builder buydowns and rate-lock incentives tied to new contracts often matter more than a national survey average, and the spread between lenders can be larger than the week-over-week move in this reading. Have your own lender price the same purchase side by side, and keep your preapproval current: with HomeFest opening tomorrow, this is the stretch of the year when builders are most motivated to talk about rates and incentives.

HomeFest officially opens tomorrow and runs through December 12

CBH's HomeFest holiday homebuying event runs Fridays and Saturdays from November 6 through December 12, 2026, with 15 festively furnished model homes across Southridge and Centerville in Meridian, Topaz Ranch West in Caldwell, and Jack's Place in Nampa. The opening weekend lands this Saturday, November 7, from 1 to 4 p.m., with free food trucks from 1 to 3 p.m., free holiday photos, Elf on the Shelf activities, Letters to Santa, and a chance at Indian Creek Plaza ice-skating tickets as part of the builder's 12 Days of Giveaways.

The event is carrying the builder's headline incentive: up to $50,000 in bonus savings on qualifying new homes, promoted with the 'Miss It & Miss Out' banner on the CBH homepage. Bonus savings are about extras and credits rather than a straight discount off list price, so read the actual terms on the offer you are handed. And if you tour any model during HomeFest, register as a represented buyer on your first visit, before you walk in: on a new build, registration is what protects your representation.

October closes: the October 26 to November 1 market report

The newest Treasure Valley weekly market report, from House of Palmer covering October 26 through November 1 and published November 3, wraps the last full week of October. Ada County posted 273 new listings, up 11% week over week, and 200 closed sales, up 5%, with the median sold price up slightly to $548,500 and the average sold price easing to $664,865, down 4%. Canyon County posted what the report describes as a major increase in both new listings and closed sales, and both counties recorded more closings than the week before.

With this report the October picture is essentially complete: the month opened hot, cooled in the middle, and firmed back up into October's end. That is a normal seasonal shape, and it is the backdrop builders are reading as they keep releasing inventory and keep incentives on the table into the holiday stretch.

The selling-now versus coming-soon map, early November

A snapshot of where things stand early this month, drawn from CBH's pages and current listings. Selling now with homes on the board: Memory Ranch in Meridian lists 11 available homes on the builder's page, Springhill listings run from around $565,000, Centerville's page starts at $559,990, and Southridge sits around $464,900. In Star, Trapper Ridge lists from about $519,900. In Nampa, Clearcreek listings span roughly $392,000 to $438,000, Spring Shores is selling, and Spring Hollow Ranch lists from $444,990. In Kuna, Madrone Heights listings run around $430,000.

Still in the builder's coming-soon lineup as of this briefing: Stargazer in Star, Jameson in Meridian, Hill Road in Boise, Whisper Meadows, Liberty Springs, Traverse Creek, and Arrowrock Farms in Caldwell, and Fenway and Seven Maples Ranch in Nampa. Two honest cautions. First, coming-soon labels can lag shop-able inventory: Arrowrock Farms has been the running example on this site, with homes listed for sale while the builder's page kept its coming-soon banner. Second, every price above is a starting point that moves with lot, phase, and incentive. Ask for the current sheet on any community before you make the drive.

Why this week matters for your side of the deal

Put the pieces together: rates have fallen three weeks running with the newest reading out today, the biggest touring window of the year starts tomorrow, the October close-out report shows sales firming, and more than a dozen communities have finished or near-finished homes on the board right now. That combination favors buyers who arrive prepared: preapproved, registered, and clear on what the builder's incentive actually pays for.
